How pricing works
We give the number in writing, after a survey. Here is what goes into it.
What decides the price
The things that change the cost of an old-house rewire.
Open attic or finished plaster
How many circuits and rooms
Mixed or buried wiring
Panel and service size
Permit and inspection fees
What the estimate includes, and what it doesn't
A written estimate, room by room, with each line named. Patching and paint, utility fees and fixtures are listed as in or out.
Valid for 30 days
Plaster patching in, painting out
What happens at the visit
A lead walks the house with you, looks at the attic, basement and panel, and opens a few outlets. The survey has a flat fee, told to you when you book, and it is credited toward the work if you go ahead.
When you get the number
In writing, after the survey and before any work starts. We don't quote over the phone for a rewire.
How and when you pay
A deposit before materials are ordered, payments as each floor is done, and the balance after inspection. Check or card.
If the job changes
A change is priced and agreed in writing before we do it. If we find something behind a wall, we stop and show you first.
Reading the estimate
What you will see on it
One line for each room and floor, one for the panel and service, one for permits and inspection, and one for patching. Anything we leave to someone else is listed under its own heading, so no surprise shows up later.
On every estimate
Rooms and floors, each with its circuits
Panel, service and utility steps
Permit and inspection, passed through at cost
Left out: skim coats, paint, wallpaper, fixtures

Price questions
Before you book a survey
Can you give a rough number by phone?
No. Old houses vary too much, and a number that is wrong helps nobody. We give it in writing after the survey.
Is the survey credited?
Yes, toward the work if you go ahead. The flat fee is told to you when you book.
Do you finance?
Ask us when you book. We don't quote monthly amounts here.
Can the work be done in stages?
Yes. We write a plan so each stage joins up with the next, and we price each stage on its own.
Get the number in writing
The survey ends with an estimate you can keep.
